Definitions:

Short Term Rental: Private / Residential dwellings (or parts of dwellings) that are rented full or part time as visitor accommodation and listed on platforms such as Airbnb and Bookabach. These could be operated by a resident owner or by a company but are usually individual units rather than multi-unit apartment buildings included in the commercial accommodation category. Often referred to as peer-to-peer.

Stay Unit: An individually bookable unit of accommodation with the particular property. The size and capacity of the stay unit may vary depending on the accommodation type and its configuration. E.g. for a hotel this could be a room or a suite, for a motel this could be a room or an apartment, with more than 1 room, for a hostel this could be a bed in a shared dorm. Where this information is not available it has been estimated based on the average for the given type in the same locality.

OTA: Online Travel Agent - commonly referred to as booking platforms such as Booking.com or aggregators such as Kayak, Agoda, etc.

Star Rating Band: This field is based on star rating information as published online. Where available this is based on either the Qualmark or Giata international hotel rating database, otherwise it is based on the self-published information provided by the accommodation provider.

Guest Rating Band: This is based on the average ratings left by customers across various online channels.

Qualmark Rated: Whether the property has been awarded a Qualmark accreditation based on Sustainable Tourism Business Criteria. More information can be found at the Qualmark website here.

Wheelchair Accessible: Based on self-published information - i.e. whether the location advertises online as having accessible facilities.

Conference / Meeting Rooms: Again based on self-published information: whether the location advertises through OTAs as having conference facilities or meeting rooms available.

Average Night Rate: The average price advertised on online platforms for the smallest bookable stay unit for 2 people. Based on a 90-day forward average.
